Cool for the summer!

400 B 21st Ave., Seattle, WA 98122 | $699,880 | 3 bedroom. 2.5 bathroom | 1380 sq.ft. | 1 car garage + 1 off street spot

welcome home

Central District is the "it" Seattle neighborhood right now and this little craftsman style townhouse is going to WOW you. For those of you who appreciate warm, cozy but modern do not miss this home. Reimagined by the owner the kitchen, wood floors, paint, bathrooms and closets have been improved. You'll have faith that this home is move-in-ready and stylish. With an 87 walk-score this home is also accessible. Don't worry if you like to drive. You'll also have a one car garage + one off street parking. My favorite thing about this townhouse is that it works for anyone really. Two bedrooms up stairs for our little future families, along with a guest bedroom (that fits a queen) with an ensuite bath. Plus, A/C to keep you cool during those hot summer days. Your pooch will love living here too with so many options for walks, or enjoying puppy love at the brewery, bars or coffee shops. Things don't get much better at this price!

Feels, acts, and looks new!

As with many of our listings this home got a full refresh before listing. The owner reimagined the kitchen and master bathroom tastefully. We painted, scrubbed and made this little craftsman townhome SHINE bright like a diamond!

No car necessary but if you like...

Central District has done a complete 180 from the days of my youth. Now this home has an 87 walk-score. Also, one of the most bike-able spots in Seattle. Flat and in the middle of it all! Central District is the "IT" neighborhood now. Even Paul Allen and Vulcan agree with me. They're building a little mini U-Village on Jackson and 23rd that is sure to raise the walkability and prices when it opens in 2020.

Value now, value later

As mentioned above Central District has seen huge appreciation numbers over the past few years. Up already 12.2% this year and still on the rise. Central District is also going to soon sport two new large shopping area's on Union & 23rd as well as Jackson & 23rd. Two new grocery stores coming soon too. All this will be realized in 2020. Couple that with new light rail to the east side and you have a winning receipt for future value.

Gleaming craftsman style townhome.

Timeless design is something hard to come by where homes are concerned. This is particularly true with townhouses. One style that has stood the test of time is Craftsman.

“Central District is a good all around neighborhood and has something to offer everyone which I think is unique for most neighborhoods. The location in the city also allows for easy commuting all over while keeping prices still somewhat reasonable.”

Among the best

Townhouses have about four general floor plan options and of course I have my favorites. This townhouse has one of my favorite features which occurs only rarely. That is a main floor entry. When people come to your front door, it's nice that it's off the living room, dining and kitchen. This fools you into believing you live in a detached house. Groceries are easier, hosting friends is easier and this feature also has the best resale. This home also has a perfect guest room on the lower floor with ensuite for guests and two bedrooms upstairs for those who might have little ones in the future. Resale is all about numbers. That is how many different types of buyers will find your home suitable. this home scores high in that department.

Centrals selection of good eats and cultural treats

Central has been changing at record pace. Central is famous for culture, diversity, and for having one of the best locations in the city for getting around. Central is adding shops, restaurants and events so quickly that home values have been skyrocketing. Weather you want to go to Central Cinema for the gay sing-a-long, go to Standard Brewing for a beer with your pooch or you have a hankering for fried green tomatoes from Fat's you have choices. Plus the neighborhoods are mature and treelined. You'll love Central and you'll discover why everyone else does too!

Couple that with new light rail to the east side and you have a winning receipt for future value. Proximity to downtown is everything where appreciation is concerned. Central district is only 12 minutes by car to the heart of downtown. By bus it's only 19 minutes. Plus you can walk to Capitol Hill or take a bus direct. You can also get to downtown Bellevue in only 19 minutes by car. All buyers care about commute and homes that have great commutes like this appreciate better over time. Plus, ability to walk to shops keeps improving and the effect on value there is HUGE! New stores, new pubs, new restaurants directly effect your homes value.

So fresh and so clean.. clean

As with many of our listings this home got a full refresh before listing. The owner reimagined the kitchen and master bathroom tastefully. We painted, scrubbed and made this little craftsman townhome SHINE bright like a diamond! This place has the charm of traditional style but with a clean new edge. You'll feel at home the moment you step in and have confidence you'll need to do nothing!

Don't worry this home has A/C

Just worth mentioning as homes from this era typically don't have A/C. Our owner added this feature along with heat pump heat. Little known fact. Heat pump heat is 10 times more efficient then a gas forced air furnace. This home lives with warmth and charm but acts like a new townhouse!

Central is good for the pooch too!

If you like to bring your little pup with you everywhere you'll love living in Central. Brewery's, bars, coffee shops, and even a few restaurants allow your pup to hang with the crowd. Go check out House of Ruff or Broadcast coffee with your pooch. Don't worry it's okay.
