North Beach Seattle Homes For Sale

A quiet mile of mid-century homes above the Sound

North Beach might be your neighborhood if you value the feeling of waterfront living and tight community ties. It's a purely residential pocket with quick access to amenities in Crown Hill and Ballard, but the streets themselves stay quiet, winding down the bluff toward the water. No neighborhood in Seattle has more views per square foot, or more dog walkers per day. Carkeek Park sits right next door for hiking, beachcombing, and birdwatching, and the west-facing shoreline is one of the best places in the city to catch a Pacific Northwest sunset, with the Olympics framing the horizon on a clear evening.

  • market

North Beach is one of Seattle's quieter, more established detached single-family neighborhoods, sitting on the bluff above Puget Sound just north of Ballard. Larger lots, mature landscaping, and west-facing Sound and Olympic views give it a different feel than the denser pockets to the south, and homes here typically price a step above the broader NW Seattle market. Turnover is slow and supply is finite, so well-prepared listings move quickly and serious buyers usually come ready to act.

  • What to expect

Mid-century gems (ramblers included) and custom beach houses in myriad styles; North Beach is one of the only places where you can find big, beautiful Cape Cod style houses within Seattle City limits. Oh, and did we mention the plentiful neighborhood views of Puget Sound and the Olympic Mountains?

  • real talk

Most of North Beach lacks sidewalks, but minimal traffic and broad throughways make up for it. Also, drive times are similar to Ballard, meaning you'll need a solid 15 minutes just to get to the I5 on-ramp.

welcome to North Beach Seattle Homes For Sale

North Beach is where Seattle's quiet side keeps a Sound view. The neighborhood traces back to William Boeing's 1920s purchase of 200 acres on the bluff above Puget Sound, the same land buy that produced neighboring Blue Ridge and set the area's larger-lot, mature-landscaping character. Carkeek Park anchors the north edge: 216 acres of forest, beach, and trail with one of only two regular salmon runs inside Seattle city limits (Piper's Creek, chum and coho returning every November and December). The bluff to the west drops to a quiet stretch of beach below. Most streets were platted before the area was annexed into Seattle in 1954, which is why most of them still have no sidewalks and the neighborhood still feels semi-rural inside city limits. There is no commercial strip in North Beach itself; coffee, dinner, and groceries mean a short trip into Crown Hill, Greenwood, or Ballard. That tradeoff is the deal: residents trade walkable nightlife for quiet streets, west-facing sunsets, and the most established detached single-family stock in NW Seattle. Median list price for the broader North Beach / Blue Ridge market sits around $1.15M, with detached resale typically going pending in about 6 days. Inventory is finite and turnover is slow, so well-prepared listings move quickly. Buyers who want bluff and Sound views without paying Magnolia or Madison Park premiums tend to start their search here.

Curious about what a home in North Beach is worth these days?

North Beach is one of Seattle's quieter premium markets. Inventory is thin, water-view premiums vary block by block, and the difference between a Sound-view lot and a partial-view lot can be hundreds of thousands of dollars. Knowing what's actually trading, what's coming, and what the right number is for your specific home matters more here than in most Seattle neighborhoods. If you're thinking about a move in North Beach or Blue Ridge, we're happy to have a 20-minute conversation. We'll tell you what we're seeing in this specific market right now, what's likely to come up for sale in the next few months, and whether your timing makes sense. No follow-up unless you want one.

From the Neighbors

Olympic Manor is Seattle's best kept secret. My wife and I wanted water views, but were struggling with price. We ended up buying a 1700 sq ft 1950's rambler in Olympic Manor for $1.3m with protected views of the sound. We couldn't be happier with the value, or the community. Christmas lights and Halloween go hard here. Be prepared to double and triple down on your candy and lights budget before making the move!

Happy at Home Client

North Beach is our dream neighborhood. We love being so sneaky close to everything, living in North Beach. There are three grocery options within half a mile (get the Met Market cookie!), a quick 8 minutes to downtown Ballard, and we regularly walk to Carkeek Park and Golden Gardens.

Natural Beauty

The area is known for its scenic coastline that features stunning Pacific Ocean views. It's a great spot for beach combing, picnicking, and just enjoying the serenity. The area is home to diverse marine wildlife, which includes sea lions, harbor seals, and a variety of bird species. You might even get a chance to see whales during their migration seasons. The westward-facing beach is an ideal location to enjoy breathtaking Pacific Northwest sunsets.

Swanson's in North Beach has a famous

Seattle's Best Nursery

Swanson's is Seattle's favorite nursery, and for good reason. April through August, their parking lot is overflowing with visitors searching for the perfect plant, tree, or flower. Swanson's staff are the friendliest gardeners around, having saved many a new homeowner from choosing the wrong plants for their new yard. Swanson's cafe is a secret squirrel spot we love. Dog and allergy friendly, this half-day cafe serves up a tailored menu of breakfast and lunch items alongside some of the finest gelato this side of Nutty Squirrel.

Stop by Swanson's cafe in North Beach for a sandwich, latte, and gelato. Surprisingly good!

Seattle's Best Christmas Lights

Olympic Manor started as a golf course. In the mid-1950's it was devleoped into ~250 mid-century style homes on meandering streets with wide sidewalks and green gardens. Olympic Manor's HOA rules are grandfathered in under Seattle law, meaning it's one of the only places in the city you can rest easy knowing your neighbor won't be torn down and turned into a view obstructing townhouse. Did we mention that Olympic Manor is regularly named Seattle's best spot for Christmas lights? It's an "unofficial" requirement that everyone in the Manor goes all out with their displays every December.

North Beach Beach Club

The North Beach Homeowner's Association comprises a small-ish subset of homes between 21st Ave NW and NW 92nd St. If you're lucky enough to fall inside it's boundaries (or know someone who does), you'll have access to their exclusive, private beach, complete with picnic area, playground, and bathrooms.

Sunny Hill Pizza

A true secret seattle gem, Sunny Hill Pizza has, by our reckoning, the best Detroit style square pizza in the 206. We suggest the Arcade Square, a fluffy dough-ed, crispy crusted, Detroit pizza with pepperoni, pickled serrano peppers, mozzarella and freshly grated parmesan cheese. Yum!

What people are saying

SEE ALL

“Having bought and sold several homes, I can honestly say Matt and his team are the best in the business! Matt is knowledgeable, personable, and incredibly organized. After we moved out of state, he handled everything — from new carpets and painting to cleaning and staging. The whole process was seamless, and working with Matt and his team remotely was completely stress-free. Thank you so much for making it so easy!”

“We've worked with Matt twice now (both times very successfully) and honestly wouldn't go to anyone else. This time around we got to work with the whole team - everyone is so great and they all go above and beyond. GHAH just makes the whole thing so much easier and Matt keeps it so real. From day one they actually listened to what we wanted and what our budget was, but kept our expectations inline with what was realistic. It feels like working with someone who is genuinely on our side. They're incredibly organized and communicative too. Appointments were always smooth, they do all the scheduling with other companies as needed, we always knew what was happening next, and we never had to wonder where things stood. That kind of hand-holding (in the best way) makes a huge difference when the process can feel so overwhelming. We're also using Happy at Home Contracting - equally amazing! Medardo and team are top tier. Truly cannot say enough good things about Matt and the GHAH team!”
