Capitol Hill Penthouse With 300 Square Feet of Private Deck

420 Melrose Ave E #902 | 2 bed + den | 2.5 bath | 1,638 sq ft | 2 parking

welcome home

You come in on the main level and the windows do the introducing. Downtown sits right there through the glass, the Space Needle just off to the right, Elliott Bay and the Olympics behind it. There's a private balcony right off this floor. Then you climb the stairs to the primary suite, open the door, and step out onto more than 300 square feet of deck that belongs to this home. That's the part people don't expect. Not a shared amenity you sign up for. A full outdoor room, wrapped in glass railing, with the whole west-facing skyline on it.

From the Neighbors

It’s the best of all worlds, beautiful and quiet to walk in, lovely neighbors, close to the lake and close to the party scene.

Happy at Home Client

[I love] the restaurants! After living in different neighborhoods I think that’s what makes Capitol Hill unique.

What people are saying

SEE ALL

“Having bought and sold several homes, I can honestly say Matt and his team are the best in the business! Matt is knowledgeable, personable, and incredibly organized. After we moved out of state, he handled everything — from new carpets and painting to cleaning and staging. The whole process was seamless, and working with Matt and his team remotely was completely stress-free. Thank you so much for making it so easy!”

“We've worked with Matt twice now (both times very successfully) and honestly wouldn't go to anyone else. This time around we got to work with the whole team - everyone is so great and they all go above and beyond. GHAH just makes the whole thing so much easier and Matt keeps it so real. From day one they actually listened to what we wanted and what our budget was, but kept our expectations inline with what was realistic. It feels like working with someone who is genuinely on our side. They're incredibly organized and communicative too. Appointments were always smooth, they do all the scheduling with other companies as needed, we always knew what was happening next, and we never had to wonder where things stood. That kind of hand-holding (in the best way) makes a huge difference when the process can feel so overwhelming. We're also using Happy at Home Contracting - equally amazing! Medardo and team are top tier. Truly cannot say enough good things about Matt and the GHAH team!”

A Capitol Hill Penthouse Above the Skyline

This Capitol Hill penthouse sits on the top floor of 420 Melrose, and the west-facing glass is the whole point. Downtown, the Space Needle, Elliott Bay, the Olympics and Lake Union all line up in one frame, and they do it from inside the living room, from the primary bedroom upstairs, and from more than 300 square feet of private deck off the upper level. Light behaves differently up here. West exposure means the afternoon and the evening belong to this unit — the long gold hour across the water, then the city switching on one building at a time. There is a smaller private balcony off the main level too, so there is somewhere to stand outside on both floors.

Two Floors, Two Fireplaces, One Very Good Deck

1,638 square feet arranged over two levels, connected by an interior stair. The main floor opens up: kitchen to dining to living in one run, a gas fireplace with a stacked-tile surround, and the private balcony just off it. Two bedrooms plus a den, so there is a real office without giving up a bedroom, and two and a half baths. The entire upper floor is the primary suite. Second gas fireplace, walk-in closet, its own bath, and a door straight out to the deck — which means the view is the first thing you see in the morning and the last thing at night. The 2026 refresh is finished and it was not a cosmetic pass. Quartz counters with a full slab backsplash, new stainless appliances, new flooring, new lighting, fresh paint on every wall, ceiling, and door. Air conditioning. Full-size washer and dryer in the unit. Nothing on the list for the next owner.

Twenty-Two Units, Two Parking Spaces, and Storage

420 Melrose is a 22-unit building, 77.3% owner-occupied — small enough that people know each other, stable enough that the reserve study is current and there are no special assessments pending on this unit. Unit 902 conveys with two assigned spaces in the covered garage plus a dedicated storage room. On Capitol Hill, one parking space is a selling point. Two is close to unheard of, and the storage means the deck stays a deck and the closets stay closets.

A Neighborhood You Can Live In Without a Car

Step out the door and Harry's Fine Foods is three minutes on foot. Cornelly and Summit Public House are four. Top Pot is four, Analog Coffee six, Espresso Vivace seven. That is dinner, coffee, and a drink after, all without moving the car. Capitol Hill Station is a two-thirds-mile walk, and Link runs from there to downtown, the U District, Bellevue, and SEA. Metro routes 3, 9, 49 and 60 are all within a few blocks. Amazon and South Lake Union are a walk or a short bike ride — plenty of people in this building do exactly that and never touch a steering wheel on a weekday. Cal Anderson Park, Volunteer Park, Melrose Market, Whole Foods and Trader Joe's are all inside a comfortable walking radius. Seattle Central College is under twenty minutes on foot. This is the version of Seattle that works without a parking spot — which is a nice thing to say about a home that comes with two of them.
